| Demystifying the Staging Process - Part 2 |
 For years you've read our newsletters and seen our success stories and still we see many homes on the market in desperate need of staging. After talking to past clients we've realized that often times this is because many agents just don't have enough information. Each month we'll begin addressing some of the most common concerns.
Only High End Homes Need to Be Staged. We hear this comment from both agents and homeowners. People have the misconception that staging is expensive and therefore, only applies to higher end, more expensive homes. It is important to let them know that staging works in all homes, regardless of price, age or occupancy status. Also, let them know that you work with all budgets to get the job done.
Professionally staged homes can sell faster in all price points. In the past 2 months, we have had several homes go under contract in less than 30 days after staging, ranging in price from $187,500 to $1,999,999. The cost of staging these homes also ranged from $1800-$2800. When you look at the carrying cost per month, for both the agent and homeowner, versus the investment of staging, the savings of less time on market is the obvious choice.
Remember, staging is done to show a home's size and scale, as well highlight its best features. Every home needs to show at its very best for all showings. Any staged home, regardless of price point, needs to appeal to every potential buyer that views the property. In addition, staged homes typically receive higher offers due to the fact that the staging has increased the buyers perceived value of the home. Shouldn't every homeowner have the opportunity to get the most out of their investment? |

 Do you keep hearing how terrible the real estate market is, yet you have noticed some homes in a neighborhood are listed and sold quickly, sometimes within days? Do you wonder what made that home sell more quickly than others? Well, there are several factors to consider, but one factor is becoming more important than ever.
When buyers are looking for a new home they are considering price, location and condition of the property. Hiring an experienced and professional real estate agent will help you list your home at the right price. Listing at the right price helps get buyers and other agents interested in your property, and may make them view the home in person.
However, once you have the potential buyers in the home, you still need to sell it to them! With more and more home buyers shopping for homes on the internet before viewing the homes in person, condition is becoming more and more important. The condition of the property can help other negative features of the property not stand out as much. Properly preparing the home for sell can make awkward spaces functional rooms and increase the perceived value of the home. If the interior of the home is so perfect and well presented it may make buyers fall in love with the home, regardless of location!
Take a look at all the homes for sale in a neighborhood - go view them in person, and see what makes them stand out. Often, the home that sells the quickest in the area is not always the lowest priced, but the best looking home. Hiring the right professionals to properly prepare your home for sale, such as a real estate agent and home stager, are two important factors to getting your home sold quickly in today's market. |

South Carolina based Melissa Marro is the new Executive Director of Certified Staging Professionals (CSP) North American Operations. CSP recently launched new training programs and continuing education classes. Marro will use her strong marketing, management and team building skills to grow these new programs, and propel the staging industry forward.
