| Demystifying the Staging Process - Part 3 |
For years you've read our newsletters and seen our success stories and still we see many homes on the market in desperate need of staging. After talking to past clients we've realized that often times this is because many agents just don't have enough information. Each month we'll begin addressing some of the most common concerns.
If the home doesn't sell in the first month or two, then I'll stage. This philosophy, designed to save money, actually has a tendency to cost the seller more than they could possibly stand to gain - in both time and money.
Think back to one of the first things you learned after real estate school. New listings are HOT! This is when the most interest is generated. Agents who are WOWed by the listing will show it over and over again - if it lasts that long. The best possible offers are typically obtained during this initial period as well. When you postpone staging, you have missed the opportunity of putting your best foot forward, so to speak. These are excited potential buyers and possibly agents that you will never win back!
So, what to do? At the listing table, explain the importance of staging to compete in today's market. Have your professional home stager provide a consultation immediately - before the listing hits the market! (It may be necessary to postpone the listing contract.) Your stager will provide a list of projects and possible improvements necessary to compete and shine in your market.
These changes are vital to securing the maximum equity for your clients as possible in today's current market conditions. Hesitating or waiting WILL cost your client equity.

The year is almost over and this means that it's time for you to take another look at your business plan and performance. In order to be successful we need to know where we are going and where we have been.
Wayne Gretsky summed it up by saying, "The key to winning is not being where the puck is, but where it is going."
Where are you going? Where is your market going? What trends are happening that will affect your business and how can you be on the cutting edge?
Where have you been? What has been working? While what has worked may not continue working forever, it can be an effective resource to know what may work in the future. Have you taken note of your efforts and profit margins? If not, this is the time.
Now that you know what has been working for you and where you want to go, create a plan and goal sheet. Make sure that you keep your new plan in front of you daily. This is the most common activity of those who are high achievers and top producers. | |
